Question: What tips do you have for someone who struggles with time management?”

One concept that I use to manage my time comes from Jay Papasan and Gary Keller and basically it breaks it down like this…

First, ask yourself what needs to be done this year to be on track to hit your 5-10 year goal.

Then, determine what needs to be done this quarter to hit your one year goal.

After that, ask yourself what needs to be done this week to be on track to hit your quarterly goal.

By looking at your long term goals and aligning your actions ofr the week to those goals, you’ll be able to identify what the number one, most important thing for the week is. Why do I do this? At the end of the day, you will never get everything on your list done but time you’ll be able to get the most important things done.

Learn from people who are good at it or at the very least, consistently working at getting better at it.

Question: "'I’m about to start my house flipping journey, what should I be on the lookout for?”

House flipping is great, but here are the 3 things where people make the most mistakes.

  1. Don’t buy properties based off gut. Do the math! Make sure you understand how to properly analyze a property before you buy it.

  2. Don’t overestimate what the property might sell for. Real estate goes up and down but I wouldn’t buy it based off what I think it could sell for. Think conservatively. What’s it likely going to sell for?And go a little lower than that.

  3. Don’t go over budget! It’s really easy to go over budget when doing the repairs. Find a partner who has experience in flipping so you can learn from them during the process and avoid mistakes.
