Question: "What traits do you look for in people when building your team?”
Having a great team is super important to the success of your business. Hiring someone who is capable for the role is the first step. Maybe they don’t have all the experience, but if have some along with a strong work ethic and they’re willing to learn, you can make it work. Culture is another piece of it. You want to be sure that you actually like the people you work with. When building my team, I'm on the lookout for people who not only fit the culture but enhance it. And for me, personally I love to hire self starters. I don’t like managing people so hiring people who can anticipate needs and take the initiative is huge.
Question: "With ODC, why did you opt for funds instead of individual syndications?”
That’s a great question. Most of the self storage or mobile home park deals that we buy are in the $5 million range so by working with a fund, we’ve got more financial firepower aka leverage. We can negotiate better terms, access larger deals, and capitalize on opportunities that might be out of reach with just an individual syndication. Funds also allow us to diversify and spread the money across different asset types and regions of the country while simultaneously lowering our risk by spreading it across different deals.
