I started reading Undistracted: Capture Your Purpose. Rediscover Your Joy. by Bob Goff. I saw Bob speak a few weeks ago and he was the happiest guy I’ve ever met! Solid book so far!

6 Tips for Writing an Amazing Book (and actually making money from it)

I know this doesn’t apply to many of you right now…but most people eventually want to write a book. So here are my suggestions.

1.) Start with a Title/Concept (it can change, but know what you’re writing)

2.) Know this: no one cares about you; they only care about themselves. So ask yourself, “What is going to make THEIR life better?”. I think David Goggin’s book is the only autobiography anyone ever cared about 😉

3.) Outline It in Full: I love locking myself in a Starbucks and outlining the whole book. Every chapter, every subchapter.

4.) Collect stories: Even if you don’t plan to write for 10 more years, start collecting stories (your own and others) to eventually include in the book. I love using Evernote for this. I have hundreds of stories collected.

5.) When you’re ready to write, write every single day - for a little bit. Don’t break the chain. Set a word count and don’t go to bed until you’ve reached it.

6.) Great books with no audience will sell 2 copies. Bad books with a huge audience will sell tens of thousands. But great books with huge audiences will sell millions. So, if you plan to write one, and want to sell a lot of copies, start building an audience now.

Question: “How do you mitigate risk as a real estate investor and in a portfolio?”

First, you do so through education. You must be the smartest person you know on the strategy you’re getting into. And you need to continually educate yourself on the market and that strategy.

Second, you do so through preparation. Have reserves, don’t over-leverage, and ask yourself, “If the worst plausible case happens, will I survive? If rents drop 20%, will I survive? If rates don’t come back down, will I survive?”.

Third, you do so through perseverance. You only lose when you give up, so you’re continually driving forward based on new information gained.

Fourth, you do so through community. By surrounding yourself with others on a similar path, you’ll learn from each other, discover what’s working and what’s not, and help keep your money moving in the right direction.
