I'm super excited to finally start digging into “The Greatness Mindset: Unlock the Power of Your Mind and Live Your Best Life Today,” written by my friend, Lewis Howes. I’ve been a huge fan of Lewis for years, and have recently gotten to know him on a more personal level, and he’s the real deal. He understands mindset, identity, trauma, and taking action better than anyone I know, and lives it every day.

Something I’m Excited About
Just landed a MASSIVE apartment complex deal with my friends at Disrupt Equity. It's a portfolio valued at over $100,000,000, and the deal looks like a home run. Excited to start due diligence and, soon, start the capital raise for that.
ALSO - we closed on a 300+ pad mobile home park in North Dakota, the first mobile home park in Fund 8, for Open Door Capital. Huge property with great cash flow. I’m pumped about that!
So bottom line: Don’t let anyone tell you there are no deals. We’ve had to work HARD to get these, and have been rejected a TON… but the deals are out there.
Something I Can Answer
Starting last week, I’ll be answering two questions asked by a BTB subscriber. Have a question you want me to answer? Reply to this text with your question!
Question: “What is the best reason why you recommend a morning routine?”
One of the most impressive “big wave” spots in the world is called Jaws, and it’s right here in Maui. To get to watch it, there is a little unofficial dirt road right off the highway that weaves it’s way down the side of the Haleakala volcano, through some beautiful former pineapple fields, towards the cliff that overlooks Jaws. And over the past hundred years or so, thousands of locals and tourists have driven on this road over and over and over again. And because the road is not maintained by the country, the thousands of vehicles have created large "ruts" that have gotten deeper and deeper. Today, it’s impossible to take anything but a lifted 4x4 truck, as some of those ruts are four-feet deep.
What does this have to do with a morning routine? The truth is, our lives contain ruts as well, whether you know it or not. In fact, according to a study published in the journal "Perspectives on Psychological Science," habits account for about 45% of our daily behaviors. These habits/routines ARE the ruts in our life that get deeper and deeper the longer we do them.
Now, ruts aren’t always bad, but the the thing about ruts are: the deeper a rut becomes, the easier it is to follow. This can lead towards bad habits, like smoking or overeating, or we can use this force of nature for good, like creating a morning routine that sets us up physically, spiritually, mentally, and emotionally for success.
My morning routine includes drinking water with vitamins, making coffee, reading my Bible, reading a bit of a business book, stretching, and journaling about my habits in my BetterLife Book (similar to The Intention Journal, but more compact and just for members of The BetterLife Tribe.) And like the ruts at Jaws, these actions (which all contribute to a better life in the moment AND a springboard into a productive day) become easier and easier. So why set up a morning routine? Because our life and our future are too important to leave to chance.
Question: “What do you wish people would do before they ask you for an advice about RE?”
Oooh great question. I think if they’ve read a book or ten on real estate already, and put something into practice that they’ve read, that would fire me up. But instead, if they came to me and said, “Hey, I read The Book on Rental Property Investing” and it talks about the importance of finding a good real estate agent, but I’ve had coffee with 4 different agents and I’m not really feeling any of them that have the skills needed to help me.... What do I do?” Now THAT is a way more productive and powerful question that I can help them dig in on, versus, “how do I get started.”
