I’m currently reading "Black Hawk Down: A Story of Modern War” by Mark Bowden. A classic war novel that recounts the story of the Battle of Mogadishu.

Question: "What is the best landlord advice you’ve ever received?

The quality of your tenant dictates the quality of your rental and the quality of your profit. Therefore, don't be afraid to wait and work for the best tenant. Don't let emotions and fear of losing money for a few weeks get in the way. You may end up taking a tenant that's not as good as what you deserve.

Question: "What are the most important things to look for during a property tour?

When doing a property tour, the most important thing is to be incredibly detailed, and to look at everything. The truth is you won’t see everything and it’s hard to be detailed while doing a property tour. That's why I always film my property tour. I always take a camera and as I walk through I verbally talk about what I'm seeing on camera. Like, “here I am in the living room, now I'm walking in the dining room”. I just word vomit while walking around about everything I see. And then when I go home later, I watch the video to catch all the little things that I may not have gotten the first time.

If you're dealing with a motivated seller, then I wouldn’t talk during the video but I'll still record every bit. But the biggest thing on a property tour is to strike up a relationship with the seller and to listen to them and to hear what their problems are. So to recap, talk to the seller, find out their issues, and look for all the things that are going to hurt you on the deal. I find I'm always trying to talk myself out of every deal that I go look at because my emotion is trying to talk me into every deal. So then logically, I want to talk myself out of it so that my emotion doesn't let me run around with a bad deal.
